Laughter is the Best Medicine

Laughter is good medicine for mind and body....if you are feeling stress, pain, or anxiety....check out the video below. For example, yesterday was pretty stressful, then I received this video in an email...and it really made me feel better.

Watch the video on the Talking Photo Booth! This talking photo booth has attitude. Patrons get much more than a picture. This video is from a regular segment on The Tonight Show with Jay Leno. The show places a free photo booth at Universal Studios Hollywood. Comedian Kira Soltanovich provides the booth's voice. She is really quick and really funny. This is somewhat similar to the old Candid Camera.

Nothing works faster to bring your mind and body back into balance than a good laugh. Humor lightens your burdens, inspires hopes, connects you to others, and keeps you grounded, focused, and alert.

I really did laugh all the way through this video....AND, I feel soooo much better!

A Beautiful Monday Morning, My First Day at Work As a Volunteer!

Today was very exciting! My first day at work as a volunteer for the Greenbrier Classic. I was assigned to work in the Merchandise Tent. It is very, very nice, and it is Air Conditioned...better than being outside in the hot sun all day. We were pretty busy considering today was the first day of the Tour, but by Thursday it will be busier than a bee's nest.

While taking a walk on the grounds of the Old White Golf Course, I snapped these photos....

The Old White Golf Course is beautiful....and this area was so serene ... I just wanted to stay here for a while and take in the beauty on this beautiful Monday morning.

Military Personnel to Receive Complimentary Admission to The Greenbrier Classic

The Greenbrier, America 's Resort, is recognizing members of the Armed Forces during the inaugural Greenbrier Classic. All active duty and retired military personnel will receive a free daily admission to this PGA TOUR, FedEx Cup event for themselves and one guest. By presenting a valid military ID at any will call window, military personnel will receive complimentary access to The Greenbrier Classic that day.

"I have a great respect and deep admiration for the men and women who protect our country and this is just a small token of our appreciation for all that they do," said Jim Justice, chairman and owner of The Greenbrier.

As a West Virginia native, Admiral T. Joseph Lopez, U.S. Navy (Retired), appreciates Justice's generosity. "West Virginia has given more of its population, per capita, to support our nation's military battles than any other state in our great nation, so it comes as no surprise that a great West Virginian like Jim Justice would think of our military men and women and give them this recognition," said Lopez.

During The Greenbrier Classic, members of the military will also have access to Benefactor hospitality areas featuring premium food and beverage options available for purchase. In addition, for those attending on Wednesday, Thursday and/or Saturday, they will have the option to purchase a ticket for that evening's concert for just $30. (Two tickets maximum may be purchased at that price. Concert tickets may only be purchased on the day of the concert and may not be purchased in advance.)

IT STARTS TOMORROW! The Greenbrier Classic

Today was the first day for some of the volunteers to start working at The Greenbrier Classic event. Since my husband was scheduled to work a few hours today, I went along with him. While the volunteers for the "Sponsor Group" were meeting, I took advantage to walk with them and take some photos. Last minute preparations were being performed, from landscaping to cleaning, last touches for the sky boxes to food and beverages, ensuring TVs and leaderboards are working, etc., everyone was buzzing around like bees to be ready for this historical week.....the PGA Tour's first FedExCup event to be held in West Virginia.

The below photos were taken at the 18th hole.

It's been raining this afternoon and we may get more rain this week. The volunteers were informed of the "Weather Warning" signs that will appear on the leaderboards throughout the golf course prior to inclement weather. If the siren sounds, seek shelter immediately. Avoid open areas, hilltops and/or high places, isolated tress, golf carts, and wire fences.

The Greenbrier Classic starts tomorrow! I have also volunteered for this event, and will be working in the Merchandise Tent. Stop by and say "hello" and buy a souvenir or two.

A Beautiful Day to Check Out The Greenbrier's Grounds

While visiting The Greenbrier today, I was taking photos of the grounds for the Greenbrier Classic which is scheduled to start on Monday, July 26,.....everyone was busy getting ready for the PGA golf event.

On my tour of the grounds, I stopped to take some photos of the beautiful flowers.....and of course the beautiful "Golf Tees" sculpture. The grounds were perfectly manicured and ready for the great West Virginia event.

The Names of the Players for the Greenbrier Classic Have Been Confirmed!

The field of 156 players for the inaugural Greenbrier Classic, which will be held July 26 – August 1, 2010, is now confirmed, with the exception of the four qualifying spots which will be filled on Monday, July 26, and three sponsor exemptions. The tournament will be played on the historic, Old White, The Greenbrier’s first 18-hole course.

Forget-Me-Not Christian Books and Gifts, the Newest Inspiration to the small town setting of Peterstown, WV

Announcing the opening of the newest store in Peterstown, WV, “Forget-Me-Not” Christian Books and Gifts, located at 204 Market Street. The store officially opened for business on July 9, 2010!

But, the grand opening was held on July 23 with the Peterstown Mayor, Scott K. Boggess, joining the Wilks in the ribbon cutting ceremony.

The store is owned by Joe and Pat Wilks who reside in the McKenzie-Ellison Edition just outside of Peterstown. They moved here last May from southern Mississippi where they lived for 27 years. Pat’s husband, Joe, is retired and loves to bass fish in the New River. He previously owned and operated an import-automotive shop for over 25 years.

Pat wanted to move back to her West Virginia roots, and to be closer to her parents and assist in their care, and also to be closer to Joe's two sons living in Northern Virginia.

Pat is the manager of “Forget-Me-Not” Christian Books and Gifts and this has been a dream come-true desire of her heart for several years. Pat says "God gave me the name of the store one evening while baking brownies helping her sister with a flea market sale—she looked up at the Lord’s supper picture, He whispered “Do this in Remembrance of Me” “Forget-Me-Not”. " Pat thought she would remember--when and if--God blessed her to open a Bible bookstore whereby, it would be named “Forget-Me-Not”!”

In February, 2010, Pat acquired a building to open her store. One evening as she was trying to think of a name for the store— she spoke to the Lord and asked him to help her with the name because it is really “His” store—then that same still voice whispered “Forget-Me-Not” so the rest is history. Pat wants people to know that it is Christ who we are “NOT” to Forget—and she will stress that in the everyday operation of the store’s business. Pat stated, "I am so blessed and thankful that we can do this for HIM, and at the same time, provide a service and inspiration to this beautiful area!"

Christian Books and Gifts

Great selection of Bibles in King James, New King James, New International Version, the “Go Bible” in KJV and the Franklin Holy Bible (small scroll-type Bible) in KJV and NIV; as well as, an assortment of children’s Bibles and gift-type Bibles.

A variety of DVD’s for family and children, CD’s in southern gospel, country gospel, bluegrass, and some contemporary both in listening and soundtracks.

“Leanin’Tree” greeting cards, communion items, church material, pastoral literature, and a good stock of christian-living, prophesy, research/theology/fiction novels (Karen Kingsbury, Beverly Lewis, and many others).

Greenbrier Valley Theatre's Art Auction and Benefit was a Huge Success!

Greenbrier Valley Theatre's Art and Benefit Auction

The Greenbrier Valley Theatre, the State Professional Theater of West Virginia, held its 16th Annual Art and Benefit Auction on Saturday, July 17, 2010. The auction was a huge success.

There was a wine and Hors D'oeuvre preview party held one hour before the auction which provided attendees time to browse the artwork in advance. The admission was $10 and was applied to any art auction purchase.

During the auction, Rose Dobbins, a local artist was painting a rooster which was donated to the GVT and auctioned at the end of the evening. Rose Dobbins does remarkebly lifelike paintings of people and pets. She uses crayons, pastels, acrylics, oils, charcoal, pencil, and watercolor.

Besides the silent auction items, there were over 100 items auctioned that included oil and watercolor paintings, sculptures, jewelry, golf packages, and different pieces of furniture that was hand painted with beautiful designs, and much, much more!

I made one bid on a silent auction painting and two bids on the regular auction...below are two of my paintings from the auction.... The artist, Pamela Gatens, is a local artist from Hillsboro, WV, and paints colorful cats and flowers.

During the auction break the attendees were serenaded by "The Marvelous Wonderettes" performing Hits from the '50's & '60's!!! Performances starts July 22 through August 6.

Home Buyers, Don't be Offended... Just get Pre-Qualified.

Save Yourself Some Time. It Really Is For Your Own Good.

I've "lost" more showings due to one particular reason, more than any other. In fact, 90% of the time if I "lose" a showing, it's due to this reason. A buyer does not want to get pre-qualified.

I live and work in an area that is abundant with folks that are:

hard working,

resilient,

bill-paying,

been doing business with the local bank all their life,

never been turned down for a loan,

got good credit,

family been here forever, may even own half the town...

                                                                         .....kind of people.

I know these things.

When they call about looking at a home, they'll tell me these things.

I know, I come from a family that was the same way.

The salt of the earth, that's what my area has.

I love Southeast Oklahoma and I wouldn't want to live anywhere else.

BUT things have changed over the years. Some of those changes have come about more recently,

like since you bought your home about 15 years ago..

or that last 40 acres you added onto the place 4 years ago.

They've even changed since you helped your daughter and new son-in-law buy their place 18 months ago.

Or if you have never bought a home...it doesn't matter that grandpa's got money in the bank unless grandpa is going to co-sign your loan, or give you some of his money. His good credit does is not an inherited asset that he will pass to you.

SO PLEASE DON'T BE OFFENDED when I say to you,

"There's one thing that the seller has requested I get before I show you the house. I need a copy of your pre-qualification letter from a lender".

Like I said, don't get offended. Nothing personal. I have to say that to you, make that request, or I wouldn't be doing my job.

I want to show you the house. I love showing houses. I love my job. I love helping folks buy a home.

You want to see the house (or at least you say you do). You say you are seriously shopping for a home. You say you are going to buy one.

So why do you not want to get a pre-qualification letter? Do you believe that I doubt that you can borrow the money? Is that the way you're going to take it, as an insult?

THAT'S NOT IT.

If you've turned the tv on to a news broadcast during the last year or picked up a newspaper and read more than the headlines... well even reading the headlines might do the trick...

you should have figured out that the lending situation, including credit score requirements, down payment requirements, assets to close, etc etc have all gotten more difficult than it used to be.

Even your local bank where a hand shake got the deal done will take a lot more than that now. The documentation that your loan officer is going to ask you for, quite frankly is proably going to surprise you.

Now you ask me, "How is getting a pre-qualification letter going to save me time?" and "Why do you, the real estate agent, or the sellers want me get one?"

First question - How will it save you time?

If you're serious about buying, you're going to have to get a loan. Getting a pre-qual letter from a reputable lender... a lender that you WOULD borrow money from.. is the first step in that process. The lender will check to see if you're credit worthy. When you find a home that you want, most financing supplementals to contracts default to a 10 day period to get pre-approval on your loan. Of course all things in a contract are negotiable but the seller is probably not going to want to allow much more time than that when/if they accept your offer. That 10 days can go by fast and you're going to have a lot on your mind at that time, like inspections, appraisals, moving... " If you're serious about buying a home, then act like it and get a pre-qual letter. Get the ball rolling for a loan pre-approval. It's just a matter of tending to your business.

Second Question - Why do I and the seller want you to do it? See the the paragraph above... If you're serious about buying a home... why would I want to take my time to show you homes if you're not serious? There are only so many hours in the day and we're all limited, please don't waste mine. I'll go out of my way to help you with your transaction.. to the nth degree.. if you're serious about purchasing. BUT you gotta' do your part...get the pre-qual letter.    The seller wants you to because they are going to make sure that the home is ready for you to look at and are going to have you, a stranger, in amongst their stuff. Getting pre-qualed tells them that you are a serious buyer and not just a lookey-loo wanting to see how they live or because you're curious and you've always wanted to see the inside of that house. A buyer with a pre-qual letter is probably going to get their offer looked at in a better light. :)

Now you tell me, doesn't it make sense to get at least a pre-qualification letter before you start looking at homes?

Pre-qualification letters are the best way to get scheduled to see the homes that you want to see and in a timely manner. They are an excellent boost to getting your offer taken seriously when you do find the perfect home, investment property, or land. They probably will help you get a seller to take an offer more seriously.

Tavern 1785, a historic restaurant located in Lewisburg, WV

The Tavern 1785, is over 200 years old and offers a unique dining experience with antiques and civil war memorabilia and a menu covering a broad range of cuisines. In the spring and summer you can enjoy the outdoor dining in the beautiful gardens. Or, in the winter in one of the cozy rooms with a fireplace. Catering and private parties are also available.

The Tavern 1785 was the “Mayor Foster House” built after 1783, when John McClanahan bought the land from the Virginia Land Company. The core of the structure consists of two hewn oak log buildings joined by a framed portion called the dog-trot. This area was left open to separate the living quarters from the kitchen in case of fire. Evidence in the attic and stone basement suggest that the cabin on the old Midland Trail side (Washington Street) was built first, with the second cabin being added shortly after.

The exterior of the logs were exposed for a short time before clapboards covered them. Covering the logs was not only a sign of refinement and status, but also has the practical value of weatherproofing, as the clay chinking typically had to be redone every few years. The interior logs were covered as soon as possible, though they have been uncovered more recently in the back cabin and the dog-trot.

The original roofing material was split oak shelves, some of which are still visible in the attic. The standing metal roof was probably added when the original shakes began to fail.

There are three masonry chimneys in the older part of the house. Although they are all made of locally fired brick, the chimney at the rear of the back cabin has a stone base with a height of eight feet. This chimney and its larger hearth indicate that it was probably used for cooking and that the first floor of the back cabin was originally the kitchen. The other hearths are small and shallow, and therefore designed for heat.

Sometime in the latter half of the 1800s, a framed addition filling in the L formed by the two log buildings (the dog-trot) was built. This is dated by the fact that neither rip nor vertical sawn lumber was used, but circular sawn lumber, which became available only when larger water or steam driven mills became established in the area.

A two-story porch was added and then enclosed later to facilitate a modern kitchen and exterior stairs were added for rental purposes. This building was a home until 1998 when it was converted to a restaurant. During that time, it was not lived in much, but did have several interesting owners.

In 1814, Luke Bowyer owned the house along with a much older and smaller version of what it is now The Greenbrier. Mayor William Foster owned the house and lived in it along with his family. A Justice of the Peace, appointed by Thomas Jefferson, then Governor of Virginia, lived in the house as well.

My husband and I have been to the Tavern 1785 many times with friends and family. As on this lovely, summer evening with friends, Ann and Roger Day from Glade Springs,

we all had a wonderful salad, Maryland crab cakes and the dessert, creme broule was fabulous........................

as was our waiter Dana Crump.

And, compliments to the Chef, Scott MacGregor, who was kind enough to stop by our table for a photo.

I remember the first time I went to Fairlea for the State Fair. It was absolutely overwhelming to me as a child, so many carnival rides, animals, so much food, and so many people. Now living in Lewisburg, I take my family, nieces and nephews to the fair. I love to see the children's faces, especially when they visit the agricultural buildings and see all the animals (horses, cows, pigs, rabbits, etc). It is still overwhelming and I can tell the children have the same excitement as I did my first time to the fair.

Don't forget the date of West Virginia's largest state fair August 13-21, 2010....See you there!

A Picture is Worth a Thousand Words

I agree with Debbie Baldes post.....a picture is worth a thousand words, in real estate a picture may be worth thousands of dollars!

I also believe that you only have one chance to make a first impression. So when it comes to putting your house up for sale make sure your pictures are worth a thousand good words! A picture in real estate may even be worth thousands of dollars!

This brings me to one of the first tips I give my buyers, "Never rule in a house because it has good pictures and never rule out a house because it has bad ones." Some agents take really great photos and trick people into thinking the house looks great. And some agents couldn't take a good picture of the White House.

Many times when I need a good laugh I go to the store and go to the card section and spend some time there laughing at some of them. Then other times I just go to my local MLS and look at some of the photos there! I am appalled that people actually put some of those pictures in there! I would love to show you a few but I'd probably get in some trouble!

The National Association of Realtors conducted a survey and reported that more than 80% of home buyers searched online for their home and almost 25% of those people actually purchased the home they first viewed online! So here are a few good tips to help make your house look great for pictures and showings...

Clear kitchen and bathroom counters of excess "stuff."

Take off items on the refrigerator such as magnets photos and calendars.

Put garbage cans out of sight, not in the front of the house.

Keep hoses reeled up.

Keep kids bikes, toys, skateboards, etc. out of the walkways and driveway.

Maintain the yard, keep the grass green, the flowers colored and the weeds away.

Keep swimming pools blue.

Make your beds.

Keep laundry rooms clear of clothing and junk.

Put excess furniture and belongings items in storage.

Touch up paint or clean carpets if necessary.

The more pictures that your agent can take of your home the better chance you have at making that great first impression. People want to see the living room, the kitchen, the bathrooms, the bedrooms, the backyard and yes, even the garage! More is better when it comes to pictures.

Ask your agent to see the photos before they go live online. If they aren't taking photos of your property don't hire them! If your house just has too much "stuff" get rid of it and have your agent come back to get some more shots of the house. You can even hire a professional photographer. I sometimes refer a local photographer to agents in my office that don't have a good camera or don't have the "eye" for photography. Hire a great photographer like Taberah Spiers Photography.

Local Elementary School Children Winners of the CASA's Blue Ribbon Poster Contest

Court Appointed Special Advocates (CASA) of the Eleventh Judicial District held a Blue Ribbon Poster Contest to recognize April as Child Abuse prevention month. The local elementary schools were asked to participate in the art contest. The contest theme was "family".

The Winners of the CASA Blue Ribbon Poster Contest 2010 were from Frankford Elementary and Smoot Elementary Schools.

First Place Winners were:

Dawson Morgan, Age 9 - Frankford Elementary

Emma Coffman, Age 10 - Frankford Elementary

Blaine Yates, Age 7 - Frankford Elementary

Hannah Kelley, Age 7 - Frankford Elementary

Second Place Winners were:

Bailey Withrow, Age 8 - Frankford Elementary

Gabrielle Clower, Age 9 - Smoot Elementary

Hannah Altizer, Age 7 - Frankford Elementary

Lauren Quick, Age 6 - Frankford Elementary

First prize winners received MP4 players and the second prize winners received digital cameras. There were over 50+ entries for the contest and the judges had a very hard time in selecting the winners from all the great entries.

The Mission of CASA of the Eleventh Judicial Circuit, WV, Inc., is to train and administer volunteers to advocate for the best interests of abused and neglected children through the collaboration with social service agencies, legal counsel and other resources to obtain safe permanent homes. The vision of Casa is that all children, residing in the area we serve, will have safe, permanent and nurturing home.
