West Virginia's Greenbrier County Real Estate Market Report
This has been a very cold January and February with more snow than I've seen in years. But, the real estate market hasn't been too bad as depicted by the below charts for Greenbrier County from January 28 through February 28, 2010, and for the same time period for 2009.
For 2010 the real estate market has improved with:
- an increase of active listings
- an increase in new listings, and
- a decrease for days on the market (DOM) for listings
Although for 2009, there were more pending sales, a few more sold listings, and the average sale price was higher for this same time period.

Lets hope the economy stays the same, but since we don't have a crystal ball no one knows for sure what the real estate market will do the rest of this year. If you are looking to buy a house this year, you may want to step up your pace as the Federal tax credit extension will be expiring soon.
The first time home buyers are eligible for a maximum $8,000 tax credit, and repeat home buyers are eligible for a maximum $6,500 tax credit. Two dates to remember about the Federal tax credit extension:
- Must have a purchase contract by the end of the day on April 30, 2010.
- Must close escrow on home purchase by end of the day on June 30, 2010.
